Went to Court
The good news is two fold, 1) it's a law firm my lawyer knows well and said they'll do great job taking care of my dad's affairs. But, 2) and a biggie for me (if you've been following my story), this 3rd party will also move my parents real estate and bank accounts into the trust and will become the new Trustee of the trust.
If you hadn't followed my story, my sister and brother pulled a quick one without my knowledge this April two weeks after our big blow up. They had me removed as the Trustee both trust and POAs for the past 7 years. Claimed my dad and mom wanted it and didn't want me to know. Sister would never give me a copy of this trust either, took my lawyer getting it.
But now I still have problem with my mom sequestered at my sister's house. It's been almost two months wince I saw her last and she is only 5 minutes away.

Hopefully with this part settled there will be a thawing between you and your sister. It's good to have this resolved and the trust set up. I hope you will be able to see your mom soon.0

Unfortunately due to my sister and brother pulling a fast one this past April removing me of 7 years as the Trustee to completely out led to lawyers. Understand billings and it will come out of my folks estate that should cover no problem. The big take away from court was getting the trust and estate being moved to this law firm and out of my unscrupulous brother and sister hands.
Still have to work on getting my mom back in my life and back together with my dad. This will be Round #2. Waiting on Adult Protective Services to decide to investigate my mom's situation, hoping they can break this vicious cycle.
